Weird. There’s missing glass under the top vertical strips on the crown on the south face. Based on photos on this forum, they were taken off back in February. Hopefully it’s to work on the crown lights, last time I saw them I think they were pulsing (by program, yet dim)

It’s definitely to work on the lighting - there are bits of glass missing in the crown and also near the two lower tiers of lights in the tower (at the mechanical floors) Every so often there are workers up there on a platform.

Shame they need to partially disassemble the building to get the lighting to work, but here’s hoping they get it operational soon!

In order of lighting functionality on 57th street:

432 Park, 220 CPS, One57, CPT, Steinway. Kinda sad (almost pathetic) state of affairs for “Billionaire’s” row.

One57, CPT, and Steinway aren’t even close to functional. And no one at One57 or Steinway seems to be making much effort to get things working. It is a big letdown.

SF, London, etc. don’t yield prices anywhere remotely close to $8k/sf.

Seeing 790 7th in that photo is sad. That building is horrendous. I wonder what ARTIC is doing. I was hoping that they’d build a massive Islamic Cultural Center, hotel, and rental apartments. They’re a pretty high-end company, and yet, that vile building is an utter white elephant in their otherwise great portfolio.

This is a huge site in a prime spot. It warrants something better.

I always forget this hotel/property exists, but I think you’re making the site out to be something it’s not, while it is in a prime spot, it’s not really that big at all. I don’t think it would ever be as big as Central Park Tower, even with additional air rights and/or bonuses.

I didn’t know there was a plan to redevelop the podium though.

Doesn’t it have at least 500k sf? It seems that a pretty tall hotel could he built with that.

It has more or less 500K of zoning area :+1: now with that being said, I’m not saying that it wouldn’t be tall out right, but it wouldn’t be exceptionally tall (like CPT).

I wasn’t expecting anything like CPT. That height is warranted in an area where condos could yield $5k/sf+. I don’t think condos would sell well on 7th and 51st, but I think that a nice hotel would do great there, especially since it’s one block over from prime office space on 6th.

I think that a tower in the 900’-1,000’ range is very feasible.

Seems like they’re really struggling to move the penthouses? The most expensive ones have been on the market for months, contrast that to 220 CPS which had pretty much moved everything before completion.

Perhaps just me but owning an apartment 110+ floors up takes away the appeal of facing Central Park. The Ken Griffin triplex in 220 CPS was on the 50th floor which is just right to take advantage of it.
