I wouldn’t get my hopes up for such a large tower where the state is heavily involved. They’re going to levy arbitrary height limits. Count on it.
There are no height limits. But we could see shorter towers simply because the developers want bigger floorplates
Because the state is involved they can dictate how tall the buildings will be. The size of the towers won’t be demand based, therefore the heights are not unlimited. People are going to complain. The state will offer them decreased building heights to appease them. That’s basically the same as a height limit. Demand is not dictating the size and height, the masterplan is. And the state will adjust the masterplan as it sees fit to see it through. It’s inevitable. We might get one tower in the 1300-1400 range as a ‘signature’ building for the redevelopment. Other than that it’ll be the Vornado’s unilaterally owned towers (Plots 5, 6 and 7, 7 being Penn 15) and those will be built to demand because Vornado is profit motivated, so they may end up shorter than the illustrated heights.

Yeah they could but I doubt it. Site 6 has over 2 mil sqft, One Vanderbilt has 1.7 mil, at 1,401. And it’s not a 57th street super skinny.

1 Vanderbilt has like 300 feet of vanity height. It has a massive lobby and the crown and spire are there to look nice. Vornado could do something like that here but SL Green is already regretful in not allocating more space in their tower for offices with the demand they received.

Ohh I understand now. Yeah, that building is really successful since completion. If they wanted more space, could they create another tower nearby or allocate more space for 175 Park Avenue or even one of the new towers for Penn Station?

You seem very ardent in not wanting to drop this subject when moving MSG will simply not happen any time soon if it ever does at all. You’ve not taken into consideration that the arena cannot be moved somewhere that it is not zoned for and that changing zoning is a very long and complicated process that takes years with special projects in mind.
The block on the left is already being developed with new towers, the block on the right has an ongoing adaptive reuse project in a landmarked building (Terminal Warehouse Building) already in the works that is opening in 2023. The middle block is zoned for manufacturing, which even if the zoning permitted would not allow the space needed for a new arena.
I play the long game. Keeping MSG where it is, is short term thinking.
You don’t need the extra block, MSG would already fit on the two vacant lots
You can’t be playing the long game when, in the present moment, you are just choosing lots (using old satellite imagery) that aren’t zoned for commercial use. I will say that while there are plenty of blocks in Manhattan zoned for commercial (C-6) usage, there are very few that are not already developed or are in the process of being developed that would allow the size of a new arena to be built, and one that if ever rebuilt would most likely be built bigger than its current form and need more room.
Reread my explanation of your highlighted area, only one lot is “vacant” and is zoned for manufacturing. The other 2 are already in the process of being developed.
I guarantee you re-zoning on a project that involves Penn Station will move much much quicker than most. MSG needs to move. 100 years from now those people will all be glad it did.
