That’s the Wendy Williams Tower, which is already built

The new Deloitte building at 70 Hudson Blvd East is behind this one, and it will not be a supertall. Deloitte is currently under construction.

Related Cos. and Oxford Properties Group secured a $1.6 billion construction loan and lined up more equity investors for Manhattan’s 70 Hudson Yards, a skyscraper that will serve as Deloitte’s US headquarters.

With the new equity investments and debt, Related Cos. and Oxford Properties Group were able to complete a $2.45 billion capitalization of the 72-story office tower, according to a statement Monday. Wells Fargo & Co., Bank of America Corp. and Standard Chartered Plc underwrote and structured the loan.

The office tower, which is slated to be 1.4 million square feet (130,000 square meters), is already under construction with tenants expected in late 2028. Deloitte is taking more than 800,000 square feet at the building and is getting a dedicated lobby on Hudson Boulevard. Leasing for the top floors of the building is expected to start in 2026.

This would almost certainly be the second-tallest building in Hudson Yards after 30 HY (1,270’). Extrapolating from 45 to 72 stories would put this around 1,150’. The Spiral is 1,031’.

Related broke ground last July on the 72-story 70 Hudson Yards project located on Hudson Boulevard and 35th Street. Vertical construction on the building, with its foundations nearing completion, is set to start early this year, Related and Oxford said. Deloitte will be moving from the iconic 30 Rockefeller Plaza in Midtown Manhattan in what Related and Oxford described as the largest tenant relocation in New York since 2020.

Hate to burst the bubble but I very much doubt this will be a supertall, at least without an unreleased crown fixture. This will be a ~45 story office building with large floors. The 72 floor figure is the advertised floor count for publicity only. Related is trying to get top dollar for the 300k remaining in the top of building so this floor inflation is par for the course.

i’d be inclined to agree, but 45 to 72 is a biiiiiiiiig stretch. The renderings suggest it is taller than ~700 feet but not 1000 feet like the Spiral. It will probably land up 800-900ft tall, assuming this design remains. We’ve seen a small handful at this point.

Deloitte is taking 800k sqft, and the article says 1.4m sqft total. Where are you getting your 300k sqft remaining figure from?

You’re not accounting for the 300k sqft increase.

If we use the only full height available render that uses a variant of the current design it shows the building as having 49 floors. The math works out and the floor area adds up to the 1.4 million sqft figure because thats the gsf. Deloitte’s 30 floors add up to 800,000sf even though the figure probably isn’t exact in reality. But the gsf can always change so long as the zsf counterpart remains under 1,082,191sf. I’m slightly inclined to agree with @SideStreet and @YIMHudson that the 72 floor figure is a marketing figure. And that the 45 floor figure is the number of occupiable floors not including mech floors.

Inventory of prime office space in particular has been depleted, with the city’s vacancy rate falling below 15% in the third quarter, the lowest since before the pandemic, according to JLL.

But I don’t think Related’s official press release would be incorrect.

Considering the left over amount totals to be around 550,000sf (569,554sf), it seems that the location of the floors that Deloitte leased out may have not been factored, assuming they are concentrated in the bottom of the tower instead of the mid-upper portion.

But we know they are leasing 16-45, this alone leaves 320,000sf below their lease in 1-15. Gemini neglected this fact and basically contradicted itself by just assuming all the left over space was above Deloitte’s leased floors.

Regardless, we should wait for more pertinent information (like a zoning diagram) to properly assess the situation and shouldn’t be coming to conclusions so soon, too often do people come to these conclusions and then wonder why they are disappointed later when it turns out to be not true.
