Me too.

Well technically speaking, the agreement between Vornado and Rudin states that Griffin has a window of opportunity to do anything/make a decision from Oct 2024 to June 2030, so I don’t think any announcement would be made this year, or even possibly next year, just within that general time frame overall.

I think Blackstone is the least likely among your list to be a part of a new development as they didn’t have a great fiscal year for 2022 and just lost a major case with regards to Stuyvesant Town.

I hope Amex anchors 175 Park Ave and puts their name on top if that’s what it takes to get Project Commodore going…but they have options; even if they’re only considering new construction there’s still over 700k sf available at the Spiral alone, for example.

Blackstone prints money and is looking for a new HQ. I suspect that they’re looking at 175 Park. These leases are twenty year commitments and are not affected by one year.

51 floors. 7 terraces. 1,350 feet tall. 1.7 million sq feet, of which 54% will belong to Citadel.

51 leasable office floors, but looks like ~15 additional floors if you include the 3-story lobby, mechanical floors and amenities.

Oh man, I really liked the east face of the original design. This one is ok though

I also applauded when I first saw the update but now I’m not so sure. The west facing volume appears to be shallower than the east, so it may be a core wrapped in corner windows. I’ll hold judgment until we see it from all angles.
