This residential building is very well done; both inside and out. The large ‘punch’ windows provide the perfect residential interior: a sense of enclosure & separation from the outside, but also great views and ample natural light.
I value good Architectural design of the building, but the design features of the interior apartments is what is the paramount deciding factor for condo/coop buyers - and renters too for that matter.
All-in-all this project is among the ‘best’ in NYC in terms of design excellence.

Not a fan of this angle. Tower looks better from the Broadway side IMO.
5 Beekman, the tower to the left of this, is so gross with its Home Depot PVC piping spires.

Not a fan of that angle either. In fact, I’m not really a fan of any angle other than straight on, which, admittedly, is lovely (minus the crown). The blank brown spine up the back is particularly unfortunate. Hopefully, future development will obscure it.

This is an architectural design with multiple personalities: depending on what angle/side you happen to be viewing at any given time.
The days of traditional Palladian proportions have given way to modernist buildings morphing into forms for maximizing the usable zoning envelope; while remaining as aesthetically pleasing as possible.
This design is artful, and interesting looking: one of my personal favorites.
Best to think of it as a good background building.

The front of the building is great, but the back… not so good. Why couldn’t the front and back look the same?

Photo taken this morning before entering the building on a work related visit. There are some people who have already moved in: but there is still a lot of interior construction taking place.
The architectural design on this building is beautiful. The glass box building next door seems to obscure the stately prominence of the building; the beauty of this building will not be easily noticeable wedge in between those two neighbors. There is an ugly glass box on one side, and a classic on the other side - but the architectural beauty still shines through the crowd.
