@Oreo_Zchut: Continuing a discussion we had before, 96-100 Tuers Ave resumed work yesterday. It’s a 38-unit, 6-story building. I saw them setting up some forms for pouring concrete around the piles. It seems to me it’s no longer stalled.
Also saw workers at 253 Academy Street across the street again (5-story, 79 unit micro-housing project), but no indication that they’re framing the upper floors. They seem to have finished all the rough wiring and rough plumbing in the cellar and first floors though.
There is also serious excavation happening for 37-47 High Street (6-story, 83-unit building with 8 parking spots), so I think above-ground construction is imminent on that one?
Meanwhile, 53 High Street (4-story, 19-unit building) next door is still stalled and has been stalled since the beginning of the pandemic, and they took away the excavator that had been on site since March last Friday.
65 Newkirk (a 5-story, 29-unit project) has received a certificate of occupancy, and there is at least one apartment occupied.
Work continues on: 348 Baldwin Ave, 205 Baldwin Ave, 190 Academy St, 80 Cottage St, 76 Cottage St, 62 Cottage St, 24 Vroom St and 40 Vroom St.
It’s crazy seeing that corner get developed…I thought it was a park or something for the apartment nearby. It’s such a great addition, noisy area though. Maybe the abandoned car dealership across the street will be next.
253 Academy St - figured out why this one appeared to not be moving - everything above the first floor is modular. So it’s assembled offsite and brought in. You can already see it on the back side.
I didn’t actually see most of the construction process of 190 Academy, so I don’t know if it was also modular prefabricated housing. 87 Newkirk aka MRK and Urby are also technically micro-units, but they aren’t modular. Once the units are completed and brought to site it’s a pretty quick process to put them on apparently.
56-58 Cottage Street is nearly identical to 60 Cottage Street, size-wise (5 stories, 26 units vs 5 stories, 21 units).
622-628 Summit Ave - not really a sign of impending construction, but I thought the dumpster, and more importantly the developer’s sign, might be a noteworthy change
The parking lot between Hoboken Ave and 139 was torn up. Not sure why but it’s owned by the county, so probably has something to do with the courthouse
Hopefully soon…but not quite yet. The same developer is involved in the neighboring site, 413 Summit (although 425 is a joint venture with Spitzer Enterprises as well), so I’d be interested to know if they build both at once
@Oreo_Zchut Yes, same developers. 413 Summit is definitely further along in terms of pre-approvals and permits. 425 is still getting all their ducks in a row but they are definitely on the move.
It’s crazy how dense this whole area is becoming. Thanks for all the updates! I always look forward to them. Even back on Wired NY haha
