This is for the southwest corner of Kennedy Blvd and Cottage Street, which is currently occupied by a 4-story 70’s office building and giant parking deck.
657 apartments
81 car parking spaces
384 bike parking spaces
50,683 square feet of hotel on the 3rd and 4th floors
11,757 square feet of retail on the cellar, ground and second floors.
The retail space is relatively large, which is nice.
The project includes a skybridge as the 29th floor, which should add some visual interest.
i’m sure these naming conventions won’t get confusing at all. Looks like an inoffensive design and the skybridge is sure to give it a unique character if they don’t end up axing it from the final product.
Ultimately Kushner’s “One Journal Square” is the most to blame. 1JSQ’s actual legal address is “10 Journal Sq.”
The current old office building at Cottage and the Boulevard is already legally 1 Journal Sq Plaza (and in fact is already known by that name) and the new towers are simply keeping that address.
Assuming this actually gets built (demolition projects often don’t) it should look very nice. There are very few architecturally interesting buildings in JC and even if this a “basic” feature, it’ll make the skyline look more unique.
Combined with Imperial tower, from the west JSQ would have a pretty interesting, and very well-defined, core.
As far as redevelopment projects, 628 Summit Ave had a 5-story building that had been built only in 2015 which was demolished for a 29-story building. Journal Squared had two 1980s office buildings similar to this one (5 and 6 stories tall) and a 6-story apartment building from the 20s as well as an 1860s house which were demolished. One Journal Square had a 4-story hotel and several other commercial structures from the 1920s which were demolished.
