A large project will be happening on the Archdiocese’s-owned lot that surrounds the Basilica of Saints Peter and Paul proposed for development in multiple phases. The request for LSNA to consider is a City Council-sponsored ordinance that will approve an adjustment from the existing RM4 designation to CMX-4, a change that will allow considerably more height and massing but will also accommodate a mix-use development versus only residential. With a zoning change to CMX-4 the building height will be restricted by Parkway overlays to 200’ on 18th St. (adjacent to the front of the basilica) and 245’ on Race St. (adjacent to the rear of the basilica), however the Northeast quadrant of the site, being outside of any overlay restrictions, could rise to the height limits defined by CMX-4 zoning. The developer proposes a 600’ tall structure in this location by taking advantage of bonuses such as underground parking. It is the PDC’s preference that any change in zoning be addressed through a zoning variance for each phase of construction when designs are developed for review rather than a city council ordinance allowing for a full parcel change in zoning without any developed design. If the LSNA Board is in favor of the full parcel zoning change request, the PDC recommends a height restriction of 100-125 feet (aligning with the height of the Basilica nave/ west-façade and all other building heights around Logan Square) to the point east beyond the basilica dome.”

Permits were filed for the shorter tower-looks like it will be 23 floors instead of 24, and it will have 273 units.

Not a concept, but the actual massing of the towers. Hopefully we see the 685 foot tower design early next year

This new building will be well placed filler.
News from January, but excavation equipment is on site for the shorter tower and work is u dear way. We could hopefully see this thing start rising by the end of summer if we are lucky.
