I would also look at a few old, unbuilt proposals regarding automobile traffic and try and stitch them in there somehow. Just to get cars out of sight and out of mind, and maybe forge a few needed and fashionable seams in the skyline in the process.
Here is another idea. What about making the island one big substation as well as moving all the shipyards from Brooklyn to free up all that real-estate? Then maybe build a super tall in Dumbo and re-develop all of that old industrial waterfront into mixed use buildings.
That honestly sounds like a very practical solution. Seattle just built a substation that looks pretty cool so it doesnât even have to be ugly.

With a lot of vanity height, that could be in a number of different locations in Midtown and Lower Manhattan.
As to your second question, that is questionable, but I would say no without vanity height (and I always mention vanity height because itâs unusual in NY outside of spires). The entire building and podium is nearly 3 million sqft, even though the lot that the building stands on is zoned for 27 FAR through the MER, the building itself is already built with a FAR of 27 when calculated with the footprint of the building. Even if the building were demolished and a new tower went up, the possibility of finding air rights to purchase for a taller tower would be hard to find considering 175 Park Avenue has taken all usable air rights from the Grand Central lot.
Itâs definitely possible to build more supertalls in Brooklyn, but only to a similar height of Brooklyn Tower. Planes flying into LaGuardia fly relatively close to the Brooklyn CBD, so it wouldnât be ideal to build towers overly taller than Brooklyn Tower.

@007 If floor area and lot area allowed for it, very limited areas/developments located in Midtown.
@NYCityBoy I donât see that site (the lot between HY Phase II and Javits) as being a contender for a megatall, that site was not included in the zoning resolution when the entire area was rezoned. If it is rezoned (which it will be eventually) all maps and depictions show a single commercial tower and 2 residential towers, the commercial one most likely only being a short supertall or a tall skyscraper.
I was commenting from an aesthetic perspective. I think that location would provide visibility and help it stand out from the other towersâsimilar to the 80 South Street property.
And where exactly in Midtown?
I donât particularly think a megatall would need to be fully visible to stand out considering itâd be 700ft taller than 30 Hudson Yards, which is 1270ft tall.

@mcart I would be very elated if there are plans to build a 1700 ft tower somewhere in midtown. My guess would be probably the PABT development or even the 418 11th Avenue site (since we havenât seen the other proposals yet)
