Notably, It says that the broadcasting equipment in the 90th floor was replaced with more advanced and smaller equipment, freeing up half the top floor.

i admire the design because of the spire but i feel like if a twin is built
i would feel a little upset tbh but i do like the attena before the skeleton one for once…

Bank of New York Mellon Corp. (BNY) is negotiating an approximately 200,000-square-foot sublease from Condé Nast at 1 World Trade Center to rotate employees into the space while it renovates its nearby global headquarters at 240 Greenwich Street , Commercial Observer has learned.

Sources tell CO that the BNY subleasewould be for four of Condé’s base floors and span four years, giving thebank time to complete the work. However, this falls short of the publisher’s lease term that ends in 2039”.

I Feel Like 1 WTC Reminds me Of The Twin Towers (in my opinion And Views on the design)
because when i look at the 2 sides (Twin Towers But Into One Tower Itself “i may Add”) It reminds me of What Was There But The Twin Towers Will Never Be Replaced

240 Greenwich doesn’t need a reno, it needs a demolition…

That’s easy to say when we don’t even know what’s going on with it, 240 Greenwich is a pretty unique building because of its interior atrium.

On the other hand, a new tower on the site would not produce anything large at all, it’s only zoned for 1 million sqft, that’s 1/3rd of 1WTC.

They have been maintaining it very poorly for the past ten years, so I’m not expecting great things from this floor-by-floor renovation plan. The facade is desperately outdated and BNY does not bother regularly having it cleaned.

The massing itself is not bad at all but it would take more of a full gut to make this building presentable. It is miles behind any other bank of its size in the city.

If and when, the open atrium nature of the building would deem it a perfect opportunity for an office-to-residential conversion.
Just get 2.8 to 3 million RSF finally built in 2wtc before…

Yup- I’ve wondered if they could demolish the atrium and have two separate massings connected only by the elevator tower. It would certainly make a unique experience for a hotel/apartment building! Or, otherwise just pouring new elevator shafts in each half…

Alas, seems like BONY is doubling down on this property for the future instead of moving on.

The Durst Organization has released renderings of floors 89-90, now available to lease for the first time ever, targeting north of 160$/sqf, per NYP.







Floor 90 - mostly empty as reduction in broadcast equipment due to technological advancements was made possible.
Floor 89 - Leased by some Chinese firm that never moved in, was eventually convinced to revoke the lease by Durst.

The beacon is on (!) and the mechanical floor lighting below the observatory remains unfixed.
A decade after completion, it should be complemented already by a properly designed, 1300ft, tower 2.

Its funny the article says work is underway on 5wtc with a 2028 completion date. (Shrugs and looks around at the site trying to see the construction activity)
