The finance company signed a seven-year lease for part of the 33rd floor of the 77-story Midtown East tower, The Real Deal first reported.”

“ SL Green Realty has signed three new leases at One Vanderbilt Avenue, its trophy skyscraper, bringing the property to 79% occupancy. The new tenants include MSD Partners, which is taking 35,567-square-foot in a 15-year lease covering the entire 26th floor, and Mamoura Holdings, which has signed a 28,448 square foot, 10-year lease covering the entire 51st floor. The third lease was inked by Nearwater Management for 17,289 square feet, in a 7-year lease covering a portion of the 33rd floor.
One Vanderbilt Avenue also has several more leases in the pipeline, according to the REIT. CEO Marc Holliday told Bloomberg that if these six leases close the building will be close to 90% occupancy.”
The entire 54th floor of One Vanderbilt will be dedicated to the real estate investment trust’s new venture, and SL Green may add an additional floor of space after it’s leased up, said a spokesperson for the company. The 54th floor contains more than 26,770 square feet of rentable space, according to the floor plans.
The size of the offices will range from 6,300 to 7,500 square feet, and leases can be for as little as three years or as long as 10 years, significantly shorter than the normally 10- to 20-year deals in the tower, the spokesperson said.

The deal brings One Vanderbilt, which opened last year, to 81 percent leased.
I feel like the glass elevator idea would be a lot cooler if there wasn’t the terrace immediately underneath it. Like if it were more like the Willis tower observation with views all the way down. Oh well.
