31st St from Northern Ave and facing north to Dutch Kills into Astoria has been filling in over the years thanks to zoning changes and gentrification. So many of the blocks in this area are very different but here’s 31st btwn 37th ave and 36th ave.. 2009 vs 2024


I wish there was more ground level retail but I think it will come in time as some of the buildings have it intended for that.

Development along Thirty-first Street always puzzled me.

Well outside is loud but it’s close to subway stops. The area shown in yellow is changing rapidly. It’s considered Dutch Kills but maybe marketed as LIC (idk?) - It’s not really a neighborhood on the street level but its residential population has probably changed from 200 to 3k in the past decade. Here’s a random street, new buildings everywhere.
