i actually think if the 740 eight avenue design would have been built there, it would have been perfect

Given the proximity to Times Square.
This was the best idea I have seen thus far: turning the base of the building into a giant electronic billboard. Then put a 1000+ foot hight tower above: retail base, hotel midway, and condo residential above the rest.
This is all wild speculation on my part; but not entirely out of the realm of possibility.
