There is a lot of commercial and new residential property in DT BKLYN: the ‘shadow inventory’ is kept-in-the-dark - so no one knows how much excess is currently on the market.

NYC is rebound from C19 for sure, and I believe a very robust market will soon return. However, would this project vigorously more forward given the current glut in the market. I don’t see this moving forward any time soon: please correct me if you know otherwise.

What is that big, low, dark building in the foreground and is there a chance it will be redeveloped eventually?

that’s probably my favorite building in downtown Brooklyn next to 9 deKalb. Black structural steel is great.

I’ve been waiting to see up-close renders of this one. It looks really nice. I like the textured facade and the massing.

That looks really nice up close.

But from a distance, the facade is too repetitive and monolithic. It needs something else to break up the pattern and give it more texture on the larger scale.

I think the flat, reflective glass surfaces do a good job of breaking up the relentless orthogonality of the rest of the facade. Judging from the distance render in the YIMBY article Berzerk linked a few posts up, the two facade treatments will contrast very nicely in both reflectivity and texture. Downtown Brooklyn has unfortunately seen some dire architecture recently, but I think this, 9 DeKalb, and the Jeanne Gang tower are very nice.

I really like how the sills are copper? Compared to the textured facade, that should help create a dynamic look during different times of the day.

I wish it was at least 100ft taller.

In my world view - aesthetically speaking - there are only 3 levels of relative merit in terms of Architectural Design: good, better, and best. The nice, nicer and nicest terms serve quite well too. This one comes in solidly as a NICER than most, a BETTER architectural design than most. There is the occasional rare exception - (not nice) or (CaCa) - but those statistical outliers are too few to mention.

This is surely a pleasing work of Architecture, not quite on the 9 Dekalb level of excellence: but quite NICE. It will be fun to watch this new building rise to great height; hopefully at least about 900 Feet.

In addition to having a nicer design (see infoshare’s post above) it’s a few blocks away from 9 Dekalb, so they won’t be competing with each other or cancel out each other’s impact on the skyline. Brooklyn will have two peaks instead of one large one.

I agree infoshare that this one looks like a winner in renders. But as I suspect you know I always wait for the real thing to make a judgment. With Dekalb I’m ready to say it’s top notch.
