Madison Realty Capital (MRC) just provided $450 million in construction debt to a Rabsky Group-led venture to finish the build out of its proposed 941-foot mixed-use tower at 625 Fulton Street in Downtown Brooklyn, Commercial Observer has learned.

I had a feeling the 942 ft SOM version was dead when those previously unseen renders showed up on some rendering firm’s website a few months ago. The rendering firm wouldn’t be the one to publish new renders if the project was actually going forward. They would be released by the developer or architect.
Oh well, I guess this is the biggest pandemic-related NYC skyscraper casualty so far. Over 700k square feet of outer borough office space was simply doomed in this environment. (Tower Fifth and 350 Park are probably pandemic casualties as well, but they aren’t confirmed dead yet).
What I don’t understand is that they could build an as-of-right all-residential building of over 800 feet, but instead they’re apparently building two squat buildings with limited views of Manhattan. They could charge more for the better views a taller building would provide. It’s baffling. Perhaps, they can sell the air rights they aren’t using?
They increased the amount of units versus the previous design, so now over 1000 units, but the design is rubbish. Wasted potential.
I would of liked to see a Phase II to this. So the shorter component, and than all of that space that the base takes up with respect to the parcel size, an additional tower that was a near-supertall. Oh well.
This sucks, it really is a wasted opportunity especially given the parcel location.
But… we are getting 1,098 units of residential, which is no slouch. So wasted potential from a design and presence standpoint but on a functionality level, it gets the job done. It will make a profit and add some much needed housing.
Which against popular opinion, I see the added units as worth it. But no worries… more towers will rise. This might be an architectural grenade but other gems will rise in DoBro and its proxies.
This also correlates with the DOB filings 4 months ago, so it looks like we are getting a 35 floor tower.
The article doesn’t say that the 942 foot height is canceled, does it?
The 942 foot height was for the original plan for a 79 story tall building. I see now they propose a 35 story residential tower on top of a 5 story commercial base: 40 stories - probably about have the original height.
The Nevins station is already a clusterfork. This is not going to help matters.
