I myself just look at it from the view point of being normal, just because the buildings are built, and businesses will see that as an incentive to move because they don’t have to wait for the buildings to be built.
But in 2 WTC’s case, I believe Silverstein is trying to look for an anchor tenant to lease atleast 400-500K sqft before trying to build the tower, and that can’t really be compared to recent leases in the other 4 towers because they have mostly been under 200K sqft. A whole company would have to want to move a majority of it’s operations to fill that single amount of space, and that is somewhat difficult to find in the NY market of companies because many of them of that size are already committed to another building/development (mostly in Midtown), or are building their own buildings.
I love the openness of the 3 and 4 WTC lobbies. I wish they’d at least take those damn blast walls down around the N/S entrances at 1 WTC and let as much light in as possible. Normal traffic can’t get anywhere near it anyway.
What is going on with the retail space on the first three floors of the tower? The escalator looks ready for use, but the retail space is all blocked out
Just hasn’t been rented out still, a large part of the first floor is also still unrented and it’s the only level that has tenants. 4 WTC was pretty successful with leasing out retail tenants, but I don’t know what happened with 3 WTC’s case.
Finally some good news for the mostly empty retail podium at 3 WTC. A new restaurant opening next year and it looks like it will be nice. Facing Church and Cortlandt. This was mentioned here previously but now we have official renders. I’m digging the outdoor part.
