Absolutely. How can the WTC be finished when there are so many unfinished parts? The most obvious is the hole in the ground where Two World Trade Center is supposed to rise to over 1300 ft.
Unfortunately a lot of value engineering has taken place at the WTC site. In some ways its been underwhelming as a whole imo.
The only parts of the WTC complex that look finished is the ground level with the memorial, the church and the PAC. The rest of it is just a symbol of a screwed up redevelopment.

I remember first seeing renderings for 4 WTC and 7 WTC and thinking they were just boxy placeholders until a future design was made and 3 was the only one with a design lol.
Am I the only one who thinks the 2006 design of 3 WTC had too much metal cladding? I do like the design, but I believe what we have now is betterâŚbut would be better with spires. I believe the large X braces were removed to give tenants views to look east and west with an open floor plan
Overall I like the building but think it could of been better. It definitely needs itâs spires and I do think itâs too close in height to 4wtc. One thing I do like now vs what was originally designed is the base. I didnât like the narrow glass look. Hard to find a good photo but itâs like what they were going to do with BIGâs 2wtc. I also like having the 6 big columns out front vs the 2 angled beams.
In terms of the cross bracing I was disappointed when they first got removed but I am happy with what we got. Only downside is the night lighting seem to get drowned out by the occupied office lights.
The original design for 3 was always my least favorite tbh. Iâm way happier with how it turned out since it complements the simpler glass buildings but has more intricate indentations with just the right amount of bracing to make it look refined and sleek. The original design was very obnoxious with it to the point where it looked like a grotesque iron reptile.
3WTCâs diamond cross-bracing had a nice visual tie into to the chamfered edges of the initial 1WTC base before it became a straight-lined bunker box. The cross-bracing was also a nice link to Fosterâs 2WTC diamond top.
The spires on top of 3WTC were a good reference to the new 1WTCâs spire as well.
I think 1WTCâs value-engineering and 2WTCâs redesign made 3WTC look overly complicatedâ and forced it to be neutered as a result. Or rather, it provided the excuse to save money. The PR around it was it was redesigned to be more harmonious with its new surroundings. And to that effect, it does achieve that goal.
The cascading effect this has is that now I think Fosterâs original 2WTC no longer fits the complex as a result. Seems like the end look is going to be banality.
Great news! The website has been updated to show the current availability. That leaves only 6 full floors and 2 partial floors to be filled.
Anyone know the percentage of leasing now?
Itâs probably not the latest article with a percentage figure (which for some reason is difficult to locate for recent figures for leasing) but in Dec 2019 it was 75% leased.
If the leasing diagram on the website is up to date (which it seems to have already included the recent Freshfields lease), then the building should be around >90% leased, but there are a lot of differing numbers for how much RSF there is in the building because some list the GSF and RSF as being the same and throw in different numbers (some questionable) here and there.

Itâs insane to me how successful leasing has been in all four towers so far (7 WTC included) but yet they canât find a big enough tenant to fully commit to taking 2 WTC after all these years. God I hope it happens soon already. Iâd like to see it in my lifetime.
I myself just look at it from the view point of being normal, just because the buildings are built, and businesses will see that as an incentive to move because they donât have to wait for the buildings to be built.
But in 2 WTCâs case, I believe Silverstein is trying to look for an anchor tenant to lease atleast 400-500K sqft before trying to build the tower, and that canât really be compared to recent leases in the other 4 towers because they have mostly been under 200K sqft. A whole company would have to want to move a majority of itâs operations to fill that single amount of space, and that is somewhat difficult to find in the NY market of companies because many of them of that size are already committed to another building/development (mostly in Midtown), or are building their own buildings.
