Well it looks just as boxy and dull.
I will say it looks less cheap. But now it looks dated. So a wash, really. Ugh. They can’t do better?!
Every project Pace is involved in looks like it’s cheap and 50 years old, like with that slummy looking thing they put up on Broadway. Wouldn’t be surprised if the replacement for 1 Pace Plaza East is just a replica of the New York Coliseum.

It’s a shame that pace is doubling down here. They should sell all their land to housing developers and make a new residential neighborhood there. Then reestablish pace further out in the boroughs/suburbs. The prime real estate is wasted on that sad campus and the school needs to invest a lot in better facilities and staff if it wants to ever get out from its current fairly poor reputation (with all respect to pace grads out there)
If that’s the design Pace is going with they should have bought the discarded facade from 270 Park!

This boring, dated “design” is especially disappointing with the nearby example of 25 Park Row. Also the dorm down the street at the corner of William is much better than 15 beekman
