The zoning for 3000 Kennedy Blvd passed the Planning Board last night. We may get a site plan in several months.

New fifty-one (51) story mixed use building containing two (2) towers: north tower to contain 719 dwelling units; south tower to contain 764 dwelling units (1,483 total); 6,395 sq. ft. of retail; 34 hotel rooms; 152 parking spaces; amenities and other site improvements.

As of February, plans were refined again: now 53 stories, and 582 feet, same unit count. But they’ve had trouble at the JC Redevelopment Agency under the new mayor, Solomon. He has been making unworkable demands of projects seeking redeveloper designations. Has also held up 424 Hoboken Ave, a project in Liberty Harbor North on Parcel 17, qnd the JCMC project. JC has taken an anti-development turn with the new crop of politicians.

The developer has officially withdrawn the site plan application, due to Mayor Solomon’s refusal to grant JC Redevelopment Agency designation. More details soon.

Of course! Let’s try to slowdown Journal squares growth before property values fall and views go away! They can build more housing elsewhere anyway :man_shrugging:

Less units and no development will not make Jersey City affordable. More development equals buildings paying higher property taxes to lessen the burden on the homeowners. More units increases supply which will bring down rents. Basic economics.

Namdar has purchased the site and been designated as redeveloper.

Paywalled but here’s the good stuff:

The new redeveloper would finance and construct the 51-story, mixed-use development with two towers, 6,318 square feet of ground-floor retail/commercial space, some 150 parking spaces, 34 hotel rooms and 1,483 residential units, of which 10%, or 149, would be affordable for low to moderate income individuals or families seeking studios or multiple bedrooms.

The parking spaces will be made available to the public, at least during the day, according to the article.

Came here to announce this after I noticed it in the JCRA agenda..glad the admin relented on this and finally approved the designation!

But Namdar already owned the site since before it was rezoned last year.

Ugh Namdar. Can’t wait for two towers with PTAC’s. Maybe they’ll up their design game with this one..

Is Namdar going to build this and Lott St at the same time? or will this come after Lott St.?

Namdar has built a strong reputation amount lenders for getting the job done. My guess is this will still come second.
