JERSEY CITY | 2875 Kennedy Blvd | 614 FT | 55 FLOORS

790 residential units, almost 60,000 sf of retail space, and landscape features. 51 floors.

60k sq ft is a lot of retail…should be enough for a supermarket! The Target across the street at The Journal will be 44,000 sq ft.

Current site (all the 1-2-story buildings between the two taller buildings)

Wow, it will be really amazing if this part of town starts to get redevelopment.

This tower will likely grow to 54 floors due to a circulation bonus in exchange for a pedestrian connection to Tonnele Ave that will shorten the distance between PATH and the Marion neighborhood. And the supermarket is confirmed…will excite a lot of people if the current rumors about who the supermarket tenant will be are true (personally I’m not a big fan of this chain though).

What is the supermarket chain?

Don’t leave us in suspense… :joy:

I hope Boulevard Drinks stays or comes back.

The proposal has grown to 824 units and 54 floors. More details soon.

I would hope the 60K SF of retail is divided amongst several spaces rather than one giant tenant. This would better align with the commercial density of the storefronts along that stretch of JFK.

Obviously something like a Trader Joe’s or Whole Foods would be cool, but would the area need another supermarket with Target opening right across the street?

Target does not count as a grocery store. So yes, a full sized grocery store would be a very welcome addition to the growing neighborhood. So many of the retail storefronts along Bergen and JFK are still empty. I just bought a condo nearby, a grocery store would be amazing lol.

I know, I know. I just want more sit-down restaurants/nightlife options in Journal Square. BRBQ at Journal Square Urby is a start, but not enough!

Micromanaging retail spaces never works. They’ll follow all the additional customers eventually.

A small post on this project: New supermarket coming to Journal Square: transit-oriented growth and walkability go hand in hand

Thank you for the update, the plan looks amazing! I hope this is the start of the other projects down the line along the Blvd. The building with the T-Mobile store across the street is also for sale now.

Hopefully with the opening of the Loews Theater, new restaurants and bars will open along Kennedy Blvd. I do hope Boulevard Drinks stays.

Just noticed my link above is broken. Here is the article again. Don’t really appreciate NY YIMBY taking the renderings obtained exclusively in this article without any attribution. We don’t make any money from this and aren’t trying to make money from it, but it’s still nice to have your work and research acknowledged!

The proposal has grown to 55 floors and 840 apartments. Unfortunately the retail component has shrunk to 48,000 sq ft.

Height is 614’7” to the roof of the bulkhead.

Address seems to be changed to 2861 Kennedy Blvd.

Great for the height boost.

That said, the base needs serious help. It’s two floors too short and that speakerbox looking appendage needs to get the axe.

The grocery store space is only 15,000 sq ft. So it’s definitely not going to be a supermarket.

It depends whether the two spaces are combined or not. They are separated only by a wall so they can be combined. But that is a big if.

It could still be a smaller grocery store. Patel Bros and CTown are both about 10,000 sq ft. When this was introduced last year, it was very strongly implied it would be a national supermarket chain but that does look less likely now.

Quite certain the base is meant to be reminiscent of the structure that’s there now. There’s a picture of it in the first post of this thread.
