WHITE PLAINS | Development News

The space created by tearing it down would make for an excellent opportunity for a ‘Central Park’ for White Plains, not to mention the other redevelopment possibilities. Unfortunately it’s just too popular so it will remain indefinitely.

You can see the obscene amount of space it envelops in this aerial photo

Curious, what is the latest with the mall I know it was going up for review. In addition, what’s going on with the train station, I saw all the work and plans last year but now it’s crickets.

The mall redevelopment had a meeting for the public on the 7th. The transit district overhaul is going to be a long process.

Meanwhile, in Harrison, 421 luxury apartments will be built along corporate park drive.

The re-purposing of abandoned office space along the I-287 corridor into high-density residential is great news. The same should be done with respect to the various vacant office properties in Stamford. While there have been proposals to do so at a site on Long Ridge Road, the NIMBYs have come out in force against it.

the result of the public meeting: seems there weren’t many complaints

The proposed project would include four buildings, two with 26 stories at 280 feet height and two at 120-feet to accommodate 900 rental apartments and 90,000 sq.-ft. of retail and restaurants with appropriate parking.
According to Heapes, 36% of the space at the site would be dedicated to privately owned and managed open space for public use.
The sidewalk along Martin Luther King Jr. Blvd. would become a promenade and access for pedestrians to Cottage Place would be through a large food and crafts hall.
A terraced park would lead to an outdoor green space at the level of the 2nd floor of the current building.
During the comment portion of the public hearing, Michael Kraver, White Plains resident and Common Council candidate said the city needs to address the amount of luxury residences being built in White Plains at large.
Another resident commented about the lack of local union contractors on job sites within the city.
The public hearing was adjourned to the Sept. 5 meeting of the Common Council.

That’s good to hear. I’m sure a lot of people think this would be a very welcome change, it would totally revitalize that area. The current site is just depressing.

The institute is owned by White Plains Health Care Properties, a partnership between Lizer Jozefovic and Mark Neuman, who operate a number of nursing homes in the region.

WestFair: Scarsdale investor pays $2.225M for White Plains restaurant property

“The property’s superior location will provide significant income to the new owner,” Barrett said, “as we had multiple restaurateurs looking to lease the space from the seller while we marketed the property.” The broker said the location “could also prove to be part of an assemblage for future large-scale development. The immediate area has seen four new multifamily development projects, with an additional project proposed.”

lots to do down the road in Port Chester.

Port Chester to review series of downtown mixed-use developments

The Station Lofts at Port Chester, one of the projects presented to the village board Oct. 16, would add 180 luxury apartment units in a new building on a 1.4-acre vacant lot
that runs parallel to the Metro-North train tracks on New Broad Street.
[…]
The preliminary plans include a seven-floor building with five levels of apartments perched above two levels of parking, which would be hidden at street level by a mix of amenity space, a leasing office and retail.

Majic Development Group presented preliminary plans at the same Oct. 16 meeting for The Complex at Port Chester, which would add 72 residential units in a 10-story building. The building would replace four low-rise parcels between East Broadway and South Main Street in the village’s downtown. The plans also include about 15,000 square feet of retail space at ground level.
On the same block, developer 2SMSPortChester LLC presented preliminary plans in September for an 8 story, 150,000-square-foot mixed-use building with 100 apartment units, a hotel and about 30,000-square-feet of retail. The project would redevelop nine parcels along South Main Street near its intersection with Westchester Avenue.

The village is also awaiting the potential sale of the former United Hospital site in the southern end of the village. Starwood Capital Group received a zoning change that would allow for a $300 million mixed-use redevelopment of the property, but those plans are on hold. Starwood told the village in September it will put the property on the market.

I visited Port Chester for the first time recently. A very underrated place with a very nice dense and walkable downtown centered around the train station. And it has pretty good zoning now–they are the only city in Westchester to eliminate parking requirements downtown and they have very good transit-oriented zoning.

I hope to see many good projects here in the next few years!

The City has a page on its website where it has details and documents on all of the major developments.

I appreciate how White Plains neatly displays everything right on their own site. If only other cities did as well as they did. Kinda feels a bit extra to always ask city officials for more information, renderings, etc… but WP nails it. My favorite project is probably The Pavilion (although Hamilton Green is very interesting), but last time I was up in WP, I believe they were still cleaning out the site. If anyone is capable of gathering some shots, it’d be cool to see!

Mack-Cali is in the process of emptying a 60,000-square-foot office building at 1 Water St., which is just across from the Metro-North parking structure. The company’s plan for the site is to have it rezoned as residential, as it is included in the train station district, and have its Roseland subsidiary tear the building down and build a larger multifamily rental building.
