Parkway is pleased to announce the development of a new office tower, 2222 Market. The building will serve as the new founding office for Morgan Lewis & Bockius, one of Philadelphia’s leading law firms. 2222 Market is the first non-Comcast commercial office building in the city’s Central Business District in over 30 years.

The tower, designed by architectural firm Gensler, will stand 19 stories tall with 305,000 rentable square feet. Gensler’s Philadelphia office worked directly with both Parkway and Morgan Lewis, who partnered on all aspects of the design and building specifications to customize Morgan’s ideal real estate solution for attracting and retaining some of the finest legal talent in the region.

2222 Market will feature 10’ high ceilings throughout with floor-to-ceiling glass, multiple outdoor terrace amenities, flexible workspace planning, fitness center, and conference center. The building is specifically designed to have an extraordinarily light carbon footprint and will be seeking LEED-CS Gold and Fitwell certifications.

From Nelsondvm2015 on SSP. Looks like they’re about to prepare for construction, the parking office is gone and as you can see no cars are on the lot

Construction should hopefully start on this soon. It will be really good have something slightly-less conventional being built in Center City. With 2301 JFK and they red Schuylkill Uards building nearby, Philly is starting to expand into some cooler architecture.

It was posted on SSP that there’s equipment on site along with holes dug!

Yes, it’s seems this project is now underway, it’s going to be a really good one to pop up on the skyline sand help fill the West Market void that is now getting tons of new proposals. I hope this thing rises quickly, although it’s an office tower, so it’ll probably move a little slower.

I think it’s a concrete structure so it could be moving quick. If not completely concrete I know the core will be

That’s promising. And they’re not digging a huge foundation, so no time wasted there. But I still don’t expect too go up as fast as Arthaus or the pace that The Laurel is planning.

A permit was issued for the construction of the core and shell. They are estimating a $95 million cost for construction. This thing can start going up now.
