This will include some retail at ground level of the main building, plus an adjacent 1-level building exclusively for retail. The main building will also have 2.5 levels of parking in the podium. (Only 10 EV spots, which seems low to me.) Upper floors are all apartments, with a typical mix of studio – 2-bedroom. No surprise that the corner units with good views are the 2-bedroom ones. There is a substantial bike storage room next to the lobby, (which is good because this area does actually have decent bike lane infrastructure.) The waterfront trail remains.
This is a great location for this. It’s not close to great transit, but otherwise… Like I mentioned, the river trail and bike lanes are right there. They just built a Giant grocery store literally next door and they’re reopening the movie theaters across the street from that. Within close walking distance you have a Walmart, Dunkin, Wawa, and much more. It’s prime waterfront property. I’m shocked it’s taken this long to develop this parcel, and I wouldn’t be surprised to see more like this nearby in the near future.
It’s just a shame they won’t have a view of the SS United States.
I doubt a Wawa will open here, especially with them closing and limiting the stores already in the city. I used to go to the one at 34th and Market with a nice open floor plan, but last year they made it “digital only” with awkward bland walls blocking the isles. Also you mentioning the SS United States made me sad
There already is a Wawa there. It’s in Southport Plaza, right before the ramp to 95 south.
Oooooh, I thought you meant for the future space. Sorry, it’s also rare I’m in that area…I’m pretty sure the last time I was over there was back in 2017 to see the SS United States up close
They’ve wanted a project here for so long. I don’t have hope, but I would like to see it built. Apparently on SSP they call it a vision or concept, so I’m not really anticipating much
The plans in the zoning application seem relatively detailed. And they did get zoning approval. They say they plan to start next year. But yeah, we’ll see.

I wouldn’t say that.
As I said before, this location already has useful businesses within very short walking distance, like a Giant grocery store, Wawa, Dunkin, and soon, a cineplex. And there are good bike lanes (and the first building will have ample bike storage), and kinda nice paths along the waterfront that will be enhanced as part of this project.
In a way, a project like this is the only thing missing from this “neighborhood”. It’s a weird commercial-only corridor. Making it mixed-use is a big upgrade, IMO.
