This thread is for any Philadelphia Construction projects that is not a high rise project. For example, if a new 3 story building is coming to Kensington, than you should post about that here. Also, if there is any general developments happening somewhere in the city, like a renovated, than you may post about that here. On YIMBY forums, anything less than 10 floors is considered a low rise.

Also, in smaller news, developers purchased the lot at 1533-35 Ridge Avenue and plan to build 29 units. Here are some pictures of the property, courtesy of A1R Media:
The amount of development that has happened in Francisville and on Ridge Avenue is insane. Practically every building in Ridge is a new mixed use building built in the last 3 years.

180 Units Coming To 230 N 23rd Street. I can’t keep up with the amount of new proposals Philly is getting right now, it’s amazing!
Post Brothers, it appears, has proposed a new skyscraper south of Piazza terminal which will include 102 large units geared towards families. They also have plans for bigger apartments west if the piazza that would replace Liberties Walk. With all the units going up on the eastern side of The Piazza, they better not demolish Liberties Walk. That is a big attraction for the neighborhood, a profitable one as well, so they really better revise those plans. Other than that, it looks like Bart’s Broad And Washington project will now be 14 floors, but that’s not really bad news, just expected.
Here is the new rendering for the new skyscraper next to the Piazza:
I really like the design. This really turns Northern Liberties into a small skyscraper cluster, like what you may see in a lot of other cities. It looks like something you would see in Montreal’s Griffintown Neighborhood. Also, according to the article, 3,600 units have been proposed in August alone. That’s insane.
The Sixers are considering building a new arena in Penn’s Landing, which I think is a very bad idea unless there is no Parking on the surface whatsoever and it does not interfere with the planned Penn’s Landing project that is supposed to start next year.
In the latest news on the Sixers new arena, the inquirer shares that in addition to building the arena, the Sixers want to develop a Kiel-long stretch if the riverfront with numerous high rises that will include thousands of residential units, a hotel, and town of entertainment options. One thing that is somewhat comforting is that the article shares that parking will be hidden.
The amount of development that could come to Delaware Avenue is insane. I really hope that all of the projects mentioned in the article happen.
The CDR is back for October! There are some really nice Multifamily projects planned in this month’s meeting!
Here they are:
3449 Scotts Lane
This will be two Multifamily buildings in East Falls for a combined 220 residential units.
1705 North American Street
Cool Multifamily unit. Then American Street corridor is growing so fast. I believe it will have 176 residential units.
1600-50 West Girard Avenue
Really nice Multifamily building coming to Francisville. One of the best proposals I have seen in the area so far. It kind of reminds me of a castle. It’ll have 192 Residential units.
1700 North Howard Street
Super cool proposal. An old warehouse will be renovated for part of the building, the rest will be new construction. 110 residential units in total.
1622 Point Breeze Avenue
FINALLY! This Avenue has been so underdeveloped, so I’m really happy to see proposals finally coming in. This project will have 69 residential units I believe.
1030 American Street
Some more American Street, some more Northern Liberties. These two places have seen monstrous amounts of units proposed. With this building, the Liberties Walk pedestrian promenade is going to get redone, which will be cool. It’s going to have 76 residential units.
