1 RIVER PARK
The bespoke designed studio, one, two, and three
bedroom residences by FXFOWLE echoes the fluidity
of the neighboring waterfront with billowing balconies,
elegant spandrels and reflective window bands creating a
singular, “aqueos” composition. Every residence will have
direct water-views and innovative layouts with expandable
walls. The exclusive Resident’s Club on the eighth floor
offers an outdoor pool, a garden lounge with an expansive
dining terrace, a billiards lounge, and a wellness suite

2 RIVER PARK
Echoing the boats docked at the adjacent Brooklyn
Bridge Marina, this elegant address by Hill West is
composed of a strong masonry tower acting as the “mast”,
supporting the “sail”, a west-facing glass screen that
curves like the headsail on a yacht. The thoughtfully
designed one, two, three and four bedroom residences
offer panoramic water views and are crowned by
Brooklyn’s most coveted full-floor penthouse with a
private river fronting roof terrace.

POLHEMUS RESIDENCES
Designed to be noticed, The Polhemus was the first
‘skyscraper’ hospital ever built. Today, the restored French
Renaissance exterior inspires the loft-like interiors of the
one to three bedroom condominium homes created by
BKSK Architects. The boutique collection of seventeen
residences is accompanied by a sophisticated level of
services and features including a on-site concierge,
designated parking, and three levels of indoor and outdoor
social and wellness amenities.
POLHEMUS TOWNHOUSES
The perfectly composed Brooklyn townhouse,
designed without compromise. Envisioned by Douglas
Romines, each of the eight homes feature private
elevators, underground parking, seamless floor-through
entertaining spaces with twenty-foot tall glass walls
overlooking a private garden, and chef’s kitchens appointed
by Gaggenau. A Modern Heirloom in Cobble Hill

latest news:

The new construction loan proceeds will be used to retire the previous bridge loan and also complete construction of the three residential condominium buildings, including a waterfront tower at 350 Hicks Street (rebranded as 1 River Park); a high-rise condominium tower at 95 Pacific Street (2 River Park) and a contextual condominium building at 349 Henry Street/112 Pacific Street (5 River Park).

5 River Park’s Curtain Wall Progresses Behind Scaffolding In Cobble Hill

Exterior work is moving along at 5 River Park, a 15-story residential building in Cobble Hill, Brooklyn. Alternately addressed as 347 Henry Street, the structure is designed by Romines Architecture and is being developed by Fortis Property Group. D S L V Studio, a Brooklyn-based design and decor company, is in charge of the interior decor and styling, while Douglas Elliman‘s Eklund Gomes and Maroni teams are handling the sales and marketing of the 25 condominium units. Homes range from one- to four-bedroom spreads, with some featuring outdoor terraces. The sales gallery for 5 River Park is located at 97 Amity Street.

Recent photographs show entire building covered in a thick black netting and scaffolding. It may be some more time before we see the finished exterior, which in the rendering is composed of a mix of red brick masonry and contrasting black panels. Progress has been slow since YIMBY’s last visit a little over a year ago, when the reinforced concrete structure had recently topped out and its walls and metal frame studs stood exposed. See photographs taken last year of the views over Cobble Hill from 5 River Park.

5 River Park’s one-bedroom units will start at $1.15 million. Two-bedrooms will be available from $2.4 million, three-bedrooms from $3.5 million, and four-bedrooms from $4.08 million. The property will also include 20,000 square feet of indoor and outdoor amenities including a game room with billiards tables and a retro arcade, a music studio, private storage units, a bike room, additional communal lounge areas, a landscaped garden promenade, cooking areas, a bocce court, a heated lap pool, and cabana seating. The 11th floor will be home to a 2,128-square-foot, three-bedroom, three-bathroom home with a powder room, a 1,168-square-foot outdoor terrace, and a separate 160-square-foot balcony.

It is unclear when 5 River Park will be fully completed.

1 River Park still seems stalled.

But the hospital expansion across the street at 70 Atlantic was very active today.

Still working on the base for 5 River Park.
