Removing the exposed core is a massive improvement. I’ll say the same about eliminating the irregular gaps between the cantilevered floors. This spacing drove me absolute bonkers.
I hate to talk trash but this really belongs in London.
should have just refurbished the hotel
See… THAT would be an icon in NYC! There aren’t enough curvy/unique buildings with different shapes, but I know there’s the prevailing “function over form” in most modern buildings Just wish buildings like Penn15 looked less like giant filing cabinets and more like works of art!
The changes in massing combined with the reduced height make this latest design look almost hilariously squat:
While the offset core itself could’ve been handled better, it really helped give the illusion of a much slimmer building by vertically dividing its east/west facades. Hopefully whoever ends up as the anchor tenant calls for a complete redesign – though I personally kind of liked the 1270’ Foster design.
Even at the new height it’s still quite large.
I like the updated version better - the unevenness of the old one made me crazy
This literally looks like someone stepped onto the old design by mistake and it widened as it was smushed.
A fresh find:
ANOTHER iteration of the building. I don’t know what to think anymore
Excellent find! Interestingly, this design seems substatially slimmer than the previous version that we’ve seen, but is still only around 1000’ tall, implying a much smaller total floor area:
There are probably a whole host of different designs that are being pitched to the developer and potential tenants at any given time right now – I’m always reminded of this SHoP model showing the sheer amount of iterations that 360 10th Avenue went through, and the same likely applies to any major project:

Based on that video, the newest design looks to be around 1,050 feet
My mistake, had both PDFs open and mixed up the numbers – I meant the ~1000’ figure, rather than the 1200’ from a couple of years ago.
Meh, the instance with 360 10th Ave is slightly different to the constant changing of the design here. What you see in the image for 360 is massing model studies at an extremely early stage of the concept phase to understand spacial relations as it relates to zoning laws. All these different forms/massings were most likely not shown to McCourt.
What is happening with Penn 15 is just an instance of F+P trying to randomly change/update the tower for whatever reason to continue to generate interest in the project for Vornado. The major design concepts are already established. This tower is far from the conceptual phase now. Once a project is at this point of the design there are not as many different designs being shown to the client as you expect, maybe only 2-3 options that all still basically look the same with minor differences.
Either way the iteration shown in the video is also awful and this project should just be handed to someone else, both a different developer and a different architect/firm, really all of the Penn district if they’re just gonna make copy and paste buildings everywhere without any uniqueness.
I find Hudson Yards and the WTC unique as they involve different designs from different architects (and styles). Vornado should do better than to give F+P the whole district to design…
„ At PENN15, the former Hotel Penn site, at 33rd Street at 7th Avenue, directly across the PENN2 is now down to grade and ready for development. I believe this site in the heart of our Penn District and directly connected to best station. It’s the single best right available in booming website and Manhattan.“
