You’re either being too vague to your answer, not being specific to your answer, or not answering his question at all. Also, what does ā€œpark landscapesā€ have to do with it?

I’m a megatall enthusiast but let’s be realistic here. Based on @mcart’s question, how would you place two megatalls on a platform that is above the train shed. Also, you would need a very strong foundation since the skyscrapers are so tall. You would also consider the zoning in those areas.

@TKDV I’m not sure if it’s already answered, but is a megatall even possible in Phase II?

That’s a difficult question to answer because the zoning and FAR for the site has already been established. One could theoretical try to combine all the allotted areas into 2 tall towers, but that wouldn’t really be feasible for such a vast property that spans 3 Manhattan blocks. And as mcart said, the buildings are designated to be designed decreasing in height approaching the Hudson, so that would work anyways.

at the end of the day this will be heavily residential or a big single attraction, like MSG. you arent going to see more mega office towers. maybe a single, moderate height one if any

That’s interesting. As I recall, a large office was planned on this site.

It seems that the demand for office space has shifted back to midtown.

I wonder if BP will switch its proposal for its 34th St tower from all office to mixed use. Although the foundation is built, I assume that they could reallocate the space.

The single commercial tower planned for the 2nd phase was only ever zoned to be about the size of 10 Hudson Yards, this is why it would be replaced by the location of the resort (should it ever happen) due to the nature of it’s commercial zoning and size.

Yeah, 2 million sqft is the projected amount thats been suggested in articles written about the 2nd phase, I just used Coach Tower as the closest relatively sized building in the area at 1.7-1.8 million sqft.

There certainly won’t be any more office/commercial usage besides that or the resort if Related/Wynn get the license as the majority of Phase II has always been planned to be residential from the beginning.

There never was. One large office building was planned for the north end of the site. I guess that’s gone.

I wouldn’t say it’s gone indefinitely (only because construction hasnt started yet), just on hold like the rest of the Phase until the platform is built. And then as previously mentioned, if the gaming license goes here, it would be replaced by the resort.

You seriously have to be joking. Have you looked over the plans for phase 2? Looked at the interviews by the developers?

Only a single tower is even proposed to be office, and even that they’re thinking of combining with a casino/resort

I have to agree with Mcart, why are you under the impression that Phase II will be commercial when it has been known since all of Hudson Yards was planned that it would be mostly residential. Residents want to rent in Phase II… There is no absolutely comparison between Phase II and East Midtown, so stop making the comparison.

The proposal also still includes the public school and a 1 million sqft apartment tower with 329 of them being affordable housing units, unfortunately, that is a far cry from the previous amount which would have been some 3000 to possibly 4000 total units.

The casino is definitely included within the 3 million sqft resort tower, they are not separate of each other. I’d assume 1m+ is allotted to the casino out of the 3m.

Interesting…especially with how close it is to 30 HY (#7) and a proposed 418 11th Ave (possible #2).

Also besides the massively decreased apartments, it sounds better in every way to me. I love that the park is still included, which was one of my favorite parts of the original proposal

I’d assume he was just talking about the design and not necessarily the height, but that it will be tall in general.

Though the park is still included, I’d imagine it has been downsized.
