This building is so iconic, I think anything ultra high end would be successful here. So yes either hotel or residential. If residential I think the units would sell out instantly. A penthouse taking up the entire crown, I think they could basically ask anything for it lol.

mixed use building with a museum, restaurants, shops, and either luxury condos at the top or a exclusive club for the wealthy so everyone has a piece of this iconic building

It is now illegal in NY to offer condo sales on leased land. They would have to be either coop or rentals.

I thought there was some legislation signed into law by the governor last year that rectified the situation…
