I’d rate 11 Greene and 76 8th Ave as Kaufman’s best. And while not at all great, 440 Kent is not too bad for a Kaufman. 99 Washington St, alas, falls in the offensive category for me.
It’s been a while since I’ve seen a building be built around or really “eat” the shoring of the neighboring building.
Also, concrete formwork isn’t always perfect, but that one center column on your second photo is very crooked.

50 West is like 2 blocks away and has almost sold out and rents are absurdly high.
I’d love to live down there, and obviously the market would too.
I lived on Greenwich and Rector for four years and loved it — having access to Battery Park was a huge plus. The views of the Hudson are hard to match, too.
It’s not as “cool” as other neighborhoods but it’s also a lot quieter, cleaner, and safer than nearly anywhere in Manhattan.
