Thats a whole lot of combined buildable space.
tbh, most of Extell’s buildings are glass boxes, I’m not expecting a looker on this site
200,000 is actually not that much space. This will probably be like the Gem Tower (500 feet tall) if that.
I think Gary’s next tall building will be 740 8th Avenue, which has 900,000+ square feet.
How can this entire combined site be 200,000sf? The 2 buildings which will be demo’d already have a combined 150,000 ft according to the article. The rest of the sites have to have way more than that.
Anyone know the real potential of all these sites combined? It has to be over 500,000?

650,000 sf could easily support a supertall even on this large site. Just depends on the design.
578 5th will look a little out of place with a giant glass building towering over it.
The people expecting ALOT more than 200K are probably right. While the 2 buildings being demoed now can only support 200K there is a large amount of dev rights surrounding the site.
I assumed none of the buildings surrounding the 2 being demoed now would be razed and added their available dev rights together. I got 583K sf.
Its very possible that more buildings will be demoed as I think Extell owns at least a few of them and then it could be even bigger.
The owner of 3 West 46th Street is “46/47 Owner LLC” - the same ownership entity as one of the buildings being demoed now - and many of the other buildings’ LLCs have similar names “5 & 11 West 46th Owner LLC,” etc.
LOL! The 46th street part of the site was cleared already!
All of the dev rights within the green borders total 532557 and if you include the available dev rights for buildings that don’t seem to be a part of the site the total becomes 625843!
some windows open and a few lights on here and there on 47th street sites.
On a side note, I wish 578 5th would get its copper cornice back
those two are so classic NY office space. They would be great as res conversion or hotel.
Those buildings look nice, but old, I hope what’s replacing them is just as nice looking, maybe by A.M. Stern
