Fulton Street Parking Garage to Be Replaced With ‘Exhibit’

A 10-story parking garage at 56 Fulton Street was permanently closed after Labor Day and the owner is seeking a demolition permit to tear it down.

Steven Brauser, who filed for the permit application with the Department of Buildings, has partnered with Socius Development Group to erect an 130,000-square-foot rental building at 56 Fulton Street, at the corner of Cliff Street. The 23-story, 120-unit building will be called Exhibit, Scott L. Aaron, a principal at Socius, told Commercial Observer.

Mr. Aaron is hoping to begin demolition at the site at the beginning of next month and complete the project by the end of 2016.

60 Fulton St. Tower Secures Construction Financing

NEW YORK CITY—HFF, working on behalf of Gerald and Steven Brauser of The Parkland Group, LLC, has arranged $61.75 million in financing for the development the Exhibit luxury residential tower at 60 Fulton St. in Lower Manhattan.

The 23-story development located on the corner of Fulton and Cliff streets, will feature 120 residential units (96 market rate and 24 affordable units) comprised of studio, one- and two-bedroom floor plans and 6,800 square feet of retail space. Scheduled for completion in 2016, the project will be developed by Socius Development Group.

HFF has arranged $61.75 million in financing for the development of Exhibit, a luxury residential tower comprised of 120 residential rental units and 6,800 s/f of retail space located at 60 Fulton Street in Lower Manhattan.

HFF worked on behalf of Gerald Brauser and Steven Brauser of The Parkland Group, LLC to secure a 33-year construction-perm loan through Pacific Life Insurance Company.

The project is located on the corner of Fulton and Cliff Streets, within a few blocks of the Fulton Center transportation hub, which offers access to 10 subway lines, the World Trade Center and South Street Seaport.

Scheduled for completion in 2016, the 23-story project will be developed by Socius Development Group, and will contain a total of 120 rental units (96 market rate and 24 affordable) comprised of studio, one- and two-bedroom floor plans. Exhibit will offer residents views of the Manhattan skyline, East River and Brooklyn Bridge.

This is the rendering on the site. It’s a great improvement over the crappy garage that was there.
