I don’t see why not, I really can’t see WTC 2 getting a tenant.

It will be a tough one and thus far with the competition, it doesn’t seem to be going anywhere. Ideally, and this is just fantasy talk at the moment, I would like if they made it mixed use so throw in some residential, some office, and some hotel. I guarantee that would make it. Hotel space is in need, and would be great to service the complex based on international business or just visitors. If it had a residential component, it would sell. But I think it would have to be designed in that case.

Either way, it’s a sacrilege that the WTC site has a giant spot missing in it.

I just want the site to feel normal again, and without construction.

I assume that Tishman is getting its ducks in order in case it wins BlackRock’s beauty contest. However, I don’t see how Tishman can compete with Related from a cost perspective .

I agree, It’s going to be tough to beat out Related especially since Related is motivated to put the entire phase one in construction mode so they can Start focusing on phase 2.

But, since Blackrock is seriously considering the Spire, I think it’s safe to assume Tishnan is looking to be very competitive which doesn’t bode well for 3 HB and 2 WTC at the moment trying to catch the next big tenant. At least, 3 HB doesn’t require that much space to be committed to get things going I believe.

I doubt that this is the design, but I’d be very happy to see this rise here.

The graphic version, unlike the model, seems to have a crennolated crown.

I agree. I think this design has gotten some negative response due to its bulky nature, but I find it refreshing to see a well designed box.

I would not be upset at all if this is what we’re gonna get.

I doubt that’s what will rise, but I like it.

I think the two most recent models we’ve seen – the one with the narrow upper floors; and the earlier torqued, two-tower configuration – may shed some light on what Related is thinking here. Rather than a single huge office tower, they seem to be experimenting with a smaller office component (the base of the most recent model, and the larger tower in the two-tower setup), plus either a hotel/residential or boutique office component either to the side or on top of it.

If we could get all iterations of the building designs together that would be great

I honestly don’t think that the design is final, and it will be dictated by the tenant demand.

Oh no, I don’t think it is either – I just mean that their recent models have trended towards a mix of programs, which I have to think is a reflection of what the market is telling them. I can see them thinking that 2.3 million square feet of office is overkill, but that 1.5 msf of office plus another 800k of luxury condos/rentals/hotel suites will be easier to fill up.

I think for this tower, it’s going to pure commercial, especially since Related is going to put a ton of residential in the market in phase 2 after 15 & 35 HY.

If the tenant is blackrock who will need 1m plus sqft, then I foresee a single tower setup for example.

Pfizer to seek more modern Manhattan headquarters

Pfizer Inc (PFE.N), the largest U.S. drugmaker, said on Thursday it aims to sell its New York City world headquarters buildings in midtown Manhattan by the end of 2017 and to begin moving into more modern Manhattan facilities no sooner than the first half of 2019.

“This move is being driven by the significant investment that would be required to bring the (existing) buildings to modern standards,” Pfizer said, adding it had notified employees of the plans on Wednesday.

Pfizer’s current headquarters includes buildings on East 42nd Street having about 1 million square feet of space. A newer complex would foster greater collaboration and innovation, said company spokeswoman Joan Campion.

I hope that Related seals the deal and that a beautiful tower rises here. I also hope that if BlackRock goes to 50 HY, that Tishman redesigns the Spiral site to accommodate two 1.5m sf, mixed use towers.
