I didn’t find a thead for this one so I started this one.
JPMorgan plans to begin a major renovation in the start of 2026 and until 2028, after they’re well settled in 270 Park Ave.

Foster began redesigning the David Childs designed building in January.





Some info began coming out as they applied to modify public spaces (turning a lobby portion to a sidewalk for example)
NYguy in SSP sourced most of the images I posted from a meeting on that regard.

Based on the elevation, it’ll be fully reclad, and F+P will strongly allign it with 270’s pallete.
It has a crown lantern so the 2 will make a nice pair.
It’s massing will make it reminiscent of the Brooklyn Tower too.

Already like the modifications to the base. Can’t wait to see renderings of the entire tower.

Woah that’s cool. Looks like it’s going to mirror 270 in facade materials.

I just saw that the Fortune Magazine report on 270 Avenue from late January has a render of the redesigned building, presented on the backrop of 270 on that angle in the backround.

That’s too bad. I get renovating the base, but I always thought it was a good looking building. Don’t need a 270 copy.

I agree. If I’m understanding the renderings correctly, it looks like they’re going to remove most of the exterior paneling and add a bunch more glass. I understand the practical reasons for that, but it’s going to sap the character from one of the only genuinely great PoMo skyscrapers in the city.

I’ll miss the current lobby/passage it always reminded me of the lobby scene from the Matrix. Stainless steel and granite are clearly out of fashion going by this update…

It’s hard for me to imagine this tower clad in the same material as 270. The tower is one of the more unique ones in midtown east.

The original post modern design is very unique, a great example of Childs’ versatility.
I’ll hold off judgement until the final result.
