Looks like a promising assemblage in Downtown Brooklyn, very close to the borough’s two tallest towers (Brooklyn Tower & Brooklyn Point).

Real estate firm The Jay Group, based in Bedford-Stuyvesant, has acquired several properties off of the busy Flatbush Avenue Extension for $62.5 million, according to deeds that appeared in the city register last week. The properties include 102 Fleet Place, 275 Flatbush Ave. Extension and 165 Willoughby St.

The transaction also included $12.5 million worth of air rights to be transferred from nearby 147 Pearl St.

The Jay Group has already filed plans with the Department of Buildings to demolish the 1-story structure currently occupying the roughly 10,000-square-foot site at 275 Flatbush Ave. Extension.

Claims current zoning allows for up to 462,000 sq.ft. on a lot size of 39,000 sq.ft. By comparison Brooklyn Tower is 556,000 sq.ft. on 46,000 sq.ft. (Makes sense for 12 FAR limit)

Claims this will be a 500-unit project (no source). Brooklyn Tower is 550 units, Brooklyn Point is 458 units.

Permits to demolish the current 1 story carwash building at Willoughby St & Flatbush Ave Ext and combine with adjacent lots on Fleet St have been filed. The proposed residential building going up in its place is 27 floors.

I was confused at first too but in the zoning diagram Mackensen shared you can see the mass is “divided” into 5 different portions, not sure why theyre being distinguished as 5 different “towers” but its really 1 tower, maybe built in phases? Or that they will all look different? Strange wording.

Yeah that is really weird. That diagram does indeed show five adjacent “towers” that each seem to have their own elevator bank (based on the five machine rooms on the roof.) So I guess they could be five towers completely separated inside even though they touch.

…Which would be the most wildly inefficient, expensive way to build a project like this that I can imagine. By comparison, 86 Fleet Place (on the same block) has 440 units with four passenger elevators and one pair of interlocking exit stairs. It looks like this assemblage would have at least 10 elevators, plus require 10 exit stairs?! That’s a colossal waste of square footage, which means it’s financially idiotic.

Even if they built this in phases, it would make way more sense to build later phases as additions instead separate buildings.
