So many legacy office towers on Park look like brownstones with the new stock on the west side and elsewhere taking over. Lex and Madison need to step their game up.
Madison has got some decent renovations recently and that new KPF one is going up. Everything east of Lex is gonna be stuck in the postmodern time capsule because transit accessibility is not good. I expect greater-than-average residential conversions there and the rest of the office space will be for back offices or companies on a budget / prioritizing remote work and need an office on record. No serious major firm is going to move to, or even renew their lease, in a lot of those bland blocks on Lex and 3rd.
New York State Governor’s Office has an floor on 3rd avenue. So does the Afghan consulate, which apparently still carries on even though the country that it represents is nonexistent.
Well whenever the 2nd ave subway is finished that may change. Lex and 3rd will be between two major subway lines and that has to count for something. Until then, the conditions you laid out will probably stand, but the public realm on the east side has to improve.

I wonder how fast the floors are going to go up
I didn’t see the most recent floor go up. It’ll probably go up quickly in the middle and slow down again at this top. I’m thinking somewhere around late 2024 for completion.
3-4 floors a month is my prediction, it’ll get faster with the setbacks
