Re-Designed: 250 East 57th Street

The design for a new tower at 250 East 57th Street has undergone major changes, with most of the interesting elements in previous renderings now missing. New diagrams filed with City Planning indicate that SOM’s initial plans have been discarded.

Originally, 250 East 57th Street was supposed to be defined by sharply angled setbacks that moved inwards and outwards on their way to a 715-foot pinnacle; the new version appears to be a relatively mundane box. While the tower won’t be iconic, it will still add to the street-level, with a Whole Foods set to occupy the retail base. The height also remains unchanged.

250 East 57th Street is rising after the school originally on-site was relocated, making way for the new tower. Construction on the new school was completed this year, and now work on the skyscraper can begin.

Overall, the building will measure nearly 500,000 square feet, and stand 59 floors, with 268 units in total. Everything above the second floor will be residential, with 25,000 square feet of commercial space spanning the first two levels. SLCE is listed as the new architect, and the developer is the World-Wide Group.

The World Wide Group, which is developing 252 East 57th Street with Rose Associates, hopes to attract Upper East Side buyers looking for new construction, as well as international buyers. The 65-story tower will include 93 condominiums beginning on the 36th floor, so all these units will enjoy desirable city views. The lower half of the building will include 173 luxury rentals. Prices for condos start at $4.5 million for a two-bedroom, and the penthouse, which is not on the market yet, will be listed for $37.5 million. Other units include a five-bedroom listed for $21.25 million. For another $250,000, residents can buy a parking spot. Prices have not been set for the rentals, which will begin leasing closer to the time the building opens in late 2016.

…The residential tower at 252 East 57th Street is the final stage of an effort by World Wide, starting in 2005, to redevelop a one-and-a-half-acre site that now includes two public schools and a Whole Foods. With three floors of retail planned for the tower, World Wide hopes the project will transform the unremarkable corner into the East Side’s answer to the Time Warner Center at Columbus Circle. Skidmore, Owings and Merrill, the architects for the Time Warner Center, also designed 252 East 57th Street, which will have an undulating glass curtain wall so every condo apartment and some rentals will have at least one window that curves inward. “We see this as an eastern version” of the Time Warner Center, said Julia Hodgson, the director of development for World Wide. “It’s all one residential corridor.”

Construction Update: 252 East 57th Street

Early last month, YIMBY posted a new look for the residential tower that is currently rising at 252 East 57th Street. The future 65-story building was designed by SOM, with SLCE serving as the architect of record, and the World Wide Group is developing along with Rose Associates. The latest batch of photos come from YIMBY reader ILNY.

The project has been in the pipeline for approximately a whole decade, and construction is divided between two phases. The first part saw the construction of a new school with a Whole Foods in the base, and afterwards, an old school on the eastern edge of the site was demolished — clearing the path for the residential tower to rise.

252 East 57th Street is now rising quickly, with the superstructure already up to the ninth floor. SOM has put a spin on the typical glass box with cylindrical cut-outs shaping each side of the tower, though they are not yet visible as they do not extend to the project’s base, and the stub of the actual tower is still shrouded in netting.

Besides its continued climb, window installation has also begun, with the first glass appearing for the building’s second floor.

The entire tower will span approximately 470,000 square feet, split between 93 condominiums and 175 rental units, with 268 residences in total. Completion is expected by the end of 2016.
