It’s good to see this area improving. It has so many gorgeous, old buildings. It’s quite sad that this adjacent garbage on 6th wasn’t acquired. I guess that rats need somewhere to live.
This building design is quite exceptional in all aspects of form, function and construction technique. This to me looks like cast-in-place concrete on the facade: and it looks lovely - finished, smooth with a slightly mottled grey tone texture.
There is no need for attaching ‘panels’ on the concrete superstructure which is a good labor/time saving construction method. The design feature of all those intricate boxes that compose the overall form just looks very cool, and well proportioned and artfully composed: while at the same time creating nice little nooks, and terraces that also ‘function’ quite well.
If one has a trained eye, and/or much experience in the world of architectural design: passing this building on the street will stop you in your tracks. Achieving an exceptional result like this requires BOTH a smart development team, and a top firm such as SOM, but most importantly - a very talented developer. I know this is not PC, but I spotted a clue on how this project came out so well: one of the co-developers is a Swedish company.
The Scandinavian countries, and Sweden in particular, have IMHO the most tasteful and ‘practical’ design sense in Architecture, product design. Here is a perfect example where the term ‘diversity is our strength’ becomes self evident: we in the US are unique in our ability to tap into talents from all corners of the globe - and we are ultimately better off as a result.

The finish on that concrete will need some polishing. OH, I mean the ‘Swedish’ on the concrete…
While these little shops seem weird to us, they are wholesalers for much of the USA, similar to Santee Alley in Los Angeles. Much of the garment district was broken up into little zones. This is pretty much the end of it. The perfume district, the evening bag district etc. There used to be a lingerie district, for example.
The gentrification of this area has been extraordinary.
