That building was essentially just a placeholder. Like the old prewar ‘taxpayer’ retail buildings. Although some of those ended up staying around a lot longer than they were supposed to

Looks like it will work well. Both modern in a nice way and compatible with older buildings nearby. Note how the cornice line of the building on the left meshes with the change in the new building at the top of the base floors. That’s a welcome design feature.
The area has really improved a lot in the last few years.
This building is half the height it should be, but that new rendering is very clean.

What do you mean this section of the city? This stretch of Park Row or the amount of time it’s taken to redevelop it? Which considering it only been 7 years from when 1 Beekman was planned to now is not that long.
Everything surrounding the Park Row building in the picture facing the park. Boggles my mind that those buildings took that long to be raised. I would say that after this project, everything surrounding City Hall Park (except maybe Pace) looks pretty complete.

I do agree that it’s amazing that the other low lying buildings kept put for quite a long time, but I think all the redevelopments in the area, mostly around the Park Row Building, have sprung up in a fairly short amount of time, under a decade.
