Edit: Its a larger lease than reported in May. It went from ~350K to 13 floors and 481K now - 1/4 of the building.

What keeps companies from being anchor tenants two World trade Center? Several large buildings in Midtown gain anchor tenants and no one cares more about two world trade center. This is frustrating for me. Are there any trends that drive companies away from lower Manhattan? (Sorry my english)
2 world trade does not have the subsidies HY towers have, therefore they have to charge more in rent

IMHO its complicated, but midtown offices poaching lessors from downtown has been a trend for decades (superior location and proximity to transit hubs). That and 9/11 casts a long shadow.
The original 2 WTC is the building most people see getting hit in footage from that day. It doesn’t help subconscious opinions about the new 2 WTC that its predecessor got hit second, collapsed first while the new one has had a troubled gestation with a controversial redesign and even News Corp walking away.
Pardon my ignorance, but what are the metal spacers around the individual windows? Are these temporary? There are 3 windows (4 if you include the one in the lower left corner) that have this feature. Are they some sort of safety regulation?
Yeah, these are windows that were originally busted or missing; when they install the replacement from the outside using a BMU they use these temporary suction cups/adhesives to hold it in place until the caulking that holds it in place dries
They’re little pieces of metal with sticky stuff or high power suction cups on the other side facing the glass — sometimes they come in long strip form too
