I don’t know if this is a secret or anything… but Mount Vernon is probably the most undesirable place in Westchester County. And thus we’re not seeing New Rochelle or White Plains level of development, and we won’t see it anytime soon.

And that’s ok. Not every town next to a train station needs to be gentrified.

Yeah of course. But there is still demand for new housing even in the less desirable parts of the region. It’s a question of whether it would be built if the city weren’t standing in the way. I know governance has been a basketcase in Mt Vernon for years.

Uh, no. Every area that has a metro north station adjacent to it needs to be developed. Everything else you said is correct, but TOD is key for ridership

Development doesn’t need to mean gentrification. Usually once expensive flashy projects start going up it is a sign that gentrification has already begun, but if you allow modest low-cost missing middle housing, it can sometimes pencil out and be built even without gentrification having started.

I grew up in another less desirable town, Paterson, and in recent years it’s seen some modest development without much change in the socioeconomic character of the community.

That’s great. A 3-story 12-unit low-cost building is exactly what “Missing Middle Housing” means. Hope they build a lot more of these.

2k for a one bedroom Is still a lot especially for an area like mt Vernon

well I just looked it up and that seems to be the average for the area?? crazy

Yeah that is surprising. There are cheaper new-build 1-BR’s than that in Journal Square.
