I think developers are waiting to see how well Journal Squared is doing before kickstarting their projects. But there’s plenty on the pipeline within a 10 block radius of the Square. It’s just a matter of time! Plus, with the new courthouse coming soon - and a new park coming after, the pedestrian plaza at Homestead, it will make the area more desirable.

I just don’t see how this all is going to work. These type of apartments aren’t so cheap that it’s an obvious steal, and why would people want to live out there instead of either living in a walkable, more transit convenient place on the coast, or a more traditional suburban environment farther inland? It seems awkward and out of place

I agree that these apartments aren’t going to be cheap. But I can also think of a dozen mid-rise and low-rise buildings being built or recently finished that makes these taller towers fit in more and are definitely more affordable. The area has both very dense apartment blocks and R1 housing that there’s room for people of all income levels.

Also, Journal Square is very walkable. This part of Jersey City is very old so there’s lots of infrastructure put in already. (It needs a lot of work but that’s another conversation). There’s as much foot traffic as there is Downtown. The transit center feeds to different parts of Hudson County and beyond without even mentioning the PATH. The 3D view of the surrounding context isn’t as stark as that. These towers definitely stand out, but they will fit right in!

Journal Square has great transit and urbanity, and the lower land costs means that developers can offer new construction towers at a lower price point. And there’s tons of developable land owned by the Port Authority for huge new towers, above the PATH tracks. I actually think Journal Square will be one of the strongest urban nodes in the tri-state in the coming decades.

I agree. You can zip to either downtown or Herald Sq. On the minus side the trains get very crowded.

Great post! You’re completely right. And it’s surprising how (relatively) inexpensive some of the new construction in and around Journal Square is. Some of the market-rate apartments in the midrises on Academy St and High St are renting at levels officially affordable for 85% of area median income. In NYC there are many “inclusionary housing” apartments renting for higher rents than that.

Of course these are more expensive than the rent-controlled units so still a sticker shock for many long-time residents.
