While the property at 32 Oakland Avenue in the Journal Square section of Jersey City might just contain a nondescript surface parking lot now, the site could soon contain one of the tallest mixed-use developments in this part of the neighborhood.
A public notice shows that a 15-story building is being proposed for this property located at the corner of Washburn Street in Ward C. Should developer Overlook, LLC’s application for Preliminary and Final Major Site Plan approval with deviations such as maximum height and minimum retail depth be approved by the Jersey City Planning Board, the project would consist of 297 units along with commercial space on the ground floor. In addition, two floors of office space would be included in the building and 181 “automated parking spaces” would be provided on the premises.
This is a huge plot of land. Combine this with the plans for the new county courthouse next door, 345 Baldwin, and Journal Squared only a few blocks away, this place will get incredibly dense. They really need to address overcrowding on the PATH…
Substantial excavation at this site (at least for JC, where most skyscrapers don’t have cellars). They’ve dug down most of the site to a depth varying between about 3 to 7 feet. Unsure if it’s for soil remediation or for construction. No construction permits have been filed or applied for yet, though foundation work often starts before the permit is filed.
The excavation is definitely for the foundation. Theyre going down to the bedrock. Looks like this one will probably be under construction pretty soon.
Nice! It shows 626 Newark Ave and 532 Summit about 10 floors shorter than they’ll be, but it gives you a decent idea of what the area will ultimately look like. Still not a fan of the courthouse design itself, though. Should’ve built that in Secaucus.
Yeah, they both look way shorter on this diagram… But the park will really activate the area, can’t wait! And I’m not even commenting on the courthouse… Everyone has universally panned the design as awful haha
