Isnt this the same site that has a random piling in the ground on the other half of the lot? I guess that project is dead.

No, that’s Plaza 8 (aka 242 Hudson St). This one (Plaza 9) is the second phase by the same developers.

To clarify, both towers are being built on the same parking lot dotted in red here. Plaza 8 is on the south side of the parking lot, Plaza 9 on the north side.

I think we need an updated color coded map with numbers via the parcels for all the harborside developments.

This is an older render, but Harborside 9 is the smaller one on the right

EDIT: Though looking at it more closely, it appears that at the time Harborside 9 was going to be two towers (and the whole Harborside 8-9 a total of 3 towers).

This has now been acquired by GN Management, aiming to begin construction in 2027:

The sale follows broader onsite progress – including Panepinto Properties’ acquisition of development rights from Veris Residential Inc., for $75 million, and the advancement of Harborside’s Master Plan, which calls for more than 1,200 new residential units across dual sites encompassing 4.2 total acres (both Harborside 8 and 9).

While Panepinto continues to lead development of Harborside 8 (a future 65-story mixed-use tower) – where construction is now underway – the transfer of development rights and ownership for Harborside 9 ensures both phases can move forward on essentially similar timeframes.
