A total of 114 residential apartments and street-level retail in a three-building complex fronting Brighton Avenue and Gardner Street in Allston has been proposed by the Hamilton Company in a letter of intent filed with the Boston Redevelopment Authority Friday. They’re calling it Packard’s Crossing, after the nearby Packard’s Corner intersection of Brighton and Commonwealth Avenues.

The parcels are located at 45-55 Brighton Avenue and 79-83 Gardner Street. On Brighton Ave, there’s a parking lot and one story commercial building with an autoparts store and a car repair business. The Gardner Street property also includes a parking lot and a Victorian-era home with three apartments.
The proposed project will renovate the Victorian and connect it to a new four story building, 46 feet tall with 47,736 square feet and an additional 35 two-bedroom units. Thirty nine or 40 parking spaces will be provided. On Brighton Ave, the building will be five stories along the street and six in the back. It will have 99,702 square feet of space and 175 parking spaces. The buildings will be connected by landscape paths – although the letter of intent was unclear on them being open to the public as a kind of mid-block connector. There will also be retail along the ground floor on Brighton Ave.
The project will be subject to Article 80 Large Project Review and will require zoning relief.
A similar project, 89 Brighton Ave, down the street at the intersection of Brighton Ave and Linden Streets was rejected by the Zoning Board of Appeals last month.
