Not sure if this is new news, but I just saw these new renderings on SSP for a new 14 story tower at 3151 Market. I haven’t heard of this one yet, so to me , this is an entirely new skyscraper coming to SY. Looks like it belongs at UCity Square though.


I’m not actually sure if this is 14 floors. I would prefer if this were more like 40, because it’s right in Market St

This is actually a very confusing site. This is coming to the same block as the supertall, so I’m not entirely sure what Brandywine’s plan is here. If it is14 floors, then this tower will be about 196 feet

Yea, this tower is going to be just West of the Bulletin Building. The 2016 renderings were just placeholders, including the supertall. I hope they actually plan on building a supertall though

Based on the renderings, the East and West face looks more wide than the North and South faces. 3151 Market could be smaller than we think, it’s hard to tell based off of 2 renderings

Nice job! Nice to see another Skyscraper planned for SY, albeit not a very tall one. I think I’m starting to see a blocky theme to the towers here, which I think is nice.

Blocky is straight up a Philadelphia theme lol. That’s why I really admire Liberty Place, it was the first towers to break that boring blockiness. I hope they’re still planning for a supertall in Schuylkill Yards, perhaps they want one closer to FMC

I really like this building. Would it be considered International style? The base arches seem to confuse me and I’m not sure how to classify.

3151 Market: Commenced design development of a 500,000 SF purpose built life science building with the intent to acquire the leasehold interest in the site in 1H2021."

Brandywine also had an earnings call yesterday where they said "We are also well into the design, development and marketing process for a 400,000 square foot life science building with the goal of being able to start that by Q2 '21, assuming market conditions permit.

Schuylkill Yards West (3025 JFK), our residential office tower is fully approved to go and ready, subject to finalizing our debt and equity structure. We have also modified the design of the office component to accommodate some level of life science use.

As I mentioned in the last quarter and I’ll mention again this quarter, the COVID-19 crisis has clearly had a big impact upon the timing of moving forward this project and getting the financing in place. We continue to work with our preferred equity partner, but the crisis clearly slowed the pace of procuring and finalize both at equity piece as well as the debt piece. We do remain optimistic that we’ll get this across the finish line as soon as the situation returns to some level of normalcy.
