Red tower still needs an achor tenant
"Avira, a 326-unit residential community located above office space at 3025 John F. Kennedy Blvd., was built by a team of Philadelphia-based Brandywine Realty Trust (NYSE: BDN) and New York developer Gotham Organization. The apartments below the penthouses began leasing in June 2023 and are about 71% occupied, according to Gotham.
David Picket, CEO of Gotham Organizations, said the developer began surveying markets outside of New York several years ago and thought Philadelphia could be opportunistic given its location, demographics and growing neighborhoods. When the chance to partner with Brandywine came along, it was something he couldn’t turn down. The University City submarket is one where Picket expects to see “rapid growth.”
He noted that leasing at Avira has largely met or exceeded expectations in the new Philadelphia market. With the remaining projects in Schuylkill Yards accounted for, Picket said that Gotham is a “free agent” in Philadelphia if it were to seek another development opportunity in the city."
Hopefully this is referring to the red tower!
curious about the use of “projects” plural- I wonder if they mean “projects” as in Avira+3151, Avira+3151+3001, Avira+3001, or Avira+3001+additional unannounced projects
my guess is the 2nd or 3rd one, but unannounced additional projects would most definitely be welcome!
Last year zoning documents were posted for two more buildings in the area, 3051 JFK and 3101 Market Street. But those are in very early stages. 3001 JFK has pretty much been ready to go for the last few years, just needs a tenant

Theoretical, I’d say is not the right term. I’d just wait and see what’s proposed on the site, after the red tower 3101 Market Street and 3051 JFK should rise

On the other hand, 3151 Market Street is looking fantastic. It looks like the sidewalks will be open shortly
Agreed on 3151, it looks great and I can’t wait to see it completed when I move back to Philly for the school year.
I say “theoretical supertall” because I couldn’t think of a better term for the building shown in the rendering on 3101, though I know it will almost certainly be far shorter than is theorized. I never did see any renderings or plans for 3051, I must have missed them, and I couldn’t find the zoning docs.
In any case, I can’t wait to see the rest of the buildings go up over the next however many years
