I think a tall development (if Macklowe’s vision is not moving forward) is still quite possible for whoever buys the site/Macklowe sells it too. This site is on the lower end of the MER with a FAR of 18, but Macklowe purchased air rights from the neighboring building and St. Patricks, which are the only reasons this one is so big (and got as tall as it did) to begin with. I would assume that those air rights would also transfer in the case of a transaction to a different developer.

This relates to 14 E 52nd St. I don’t recall if it was part of what Macklowe hoped to acquire. Needless to say, Macklowe’s proposal is dead! Praise the Lord!

I think he still needs more.

He owns 5 E 51st, 12 E 52nd, and now possibly this building at 14 E 52nd.

Also, it seems that high interest rates are making projects mite difficult to build at the moment, so I doubt that Tower Fifth will proceed any time soon. Bear in mind, moreover, that Macklowe is on borrowed time.

Something will rise on his assemblage, but I doubt that it will be Tower Fifth.

It’ll be interesting to see what rises here. Hopefully they at least take one idea from Tower Fifth (if it doesn’t get built) and have an atrium to view St. Patrick’s Cathedral.

Robert is correct. Something will rise here, and it will be VERY tall. And I bet soon- Harry is 86.

I have no idea if it will be the current design.

But I bet it will be taller than 432 Park Avenue.

Megatall??

It has 18 FAR and a bunch of air rights on a very small site.

Maybe with a spire it could be a megatall, IMO.

But I would not bet against Harry RE: height. He likes making statements.

I can’t remember if it was here or on SSC, but someone mocked up a jagged spire that made the current design look halfway decent. I didn’t think it was possible.

when could the project start?

Just read the thread. Nobody knows when it will start, not even Macklowe as he’s still trying to get the properties he wants.

I also don’t think that anyone will build a 1m sf spec office tower.
