I can see where theyâre getting the âmirrorâ design effect. That view from the steps of Moynihan is really nice though, and much more cohesive than the updated renders by FX Collaborative. Itâs not flashy or too modern but I think it checks off a lot of boxes.
I donât see why MSG wouldnât be open to this idea. It provides an updated facade, outdoor space, and they get to stay in their current spot.
Looking closer, the rectangular perimeter facade evokes Two Pennâs facade update (particularly in the corners).
The lipstick in this instance is tolerable because it looks like they actually tried.
the waterfall is an interesting idea⌠until you actually start to think about the reality of it. It would require an absurd amount of security to keep people out of it.
I still donât like that the building backs up to the property line now, if theyâre trying to evoke Farley they shouldve kept the corners free like they are at Farley.
The open space is what makes the area feel the slightest nicer from feeling cramped like other areas. And in this instance, it doesnât look like much is being gained by spreading out to the property line. Just chamfer the corners or something.
MSG is going to pay for the façade upgrade in this proposal. ASTM would purchase the theater for 500M.
Canât tell for sure, but it looks like they have skylights aligned with the escalators to bring natural light to track level. Would be excellent if true.
How many proposals do we have to date? I will say this is one of my favorites. MSG fits much better in this version and the choice of limestone elevates the design.

I donât totally hate it. If the arena isnât moving, the very least they can do is take the theater, so I like that part.
It looks very⌠German. There are a lot of post-unification buildings in Berlin that look kinda like this.
Iâm elated they reclad that egregious tumour known as MSG in those renderings. Given that MSG isnât moving, at least they possibly took the theatre and made more room for Penn while giving MSGâs exterior a much-needed update.
I absolutely love how Penn now gets a dignified entrance that isnât tucked on the side of MSG.
Is that glass on the floor above the track level? If sunlight can reach the platform area, thatâd be amazing.
This designâs material choices make Penn feel very classy which I enjoy.

While I would have preferred a new MSG so that Penn could expand upward, thatâs sadly not happening. While not the ideal, this proposal is pretty good, and it seems doable.
I think Hochul making the update announcement on the eve of ATSM releasing their proposal certainly helps them as there is a lot of time for this to soak into the publicâs view and be accepted.
The mid block train hall looks amazing, would be a great location for some high end restaurants.
