Nice. Once ESA opens around november I expect that entrance to get a lot more traffic. Though we’ll see, a lot of people just don’t want to commute to Manhattan in general

With the type of rents this building is commanding, it’s obvious the direction in which The City is heading.

Companies want premium space with premium amenities, and that includes views- and they are willing to pay an absolute premium for it.

I would not be surprised if there’s a 3,000 foot office tower in Manhattan in my lifetime.

There is also little doubt the residential market will achieve that. People want views.

Imagine if One Vandy kept its original height. Would the observation deck still be around?

Uhh yeah. They probably would have just added a couple more floors. The overall design is still the same.

I like 1 Vandy as is. The shortened height just affected the top spire from which the antenna emanates. If it were taller (as in earlier versions), its proportions would not look as good.

If 175 and 350 Park join this and 270 Park, this cluster is going to be amazing.

Even though I’m a little bummed that the height was reduced, this building still looks great. Also I’m excited to see a future cluster with 175, 350, and 270 Park :slight_smile:

The “crown” element was actually the portion that was unaffected by the height change from the original 1501ft figure. The portion that was affected was the main bulk of the tower up to the first setback where the observatory is and everything else configured to that original slope angle. So the proportions would not have looked that different as the stem would have still been amongst the towers around it. The crown would have just been shifted 100ft higher.

Where did you hear that? SLG had no reason to reduce the number of floors, particularly since the tower filled rapidly at astronomical rents.

Earlier versions that were 1,401’ showed a taller antenna and a taller spire.

It may not have been SLGreen’s decision to make. When the building was first proposed at the 1,494’ figure (1,501’ was the highest point of the maximum building envelope) it was at the maximum building envelope, the mass was truncated and shifted downward by ~100’.

This zoning diagram does well to show that the proportions at the crown remained essentially the same. Early renders and diagrams only make the crown look taller because the larger volume/massing of the tower is stretched out more but the top portion was certainly not 2 times it’s current height as the spire alone is ~100’ tall.

Mock diagrams from KPF also do not show the crown as being exaggerated/skewed from it’s original proposed height.
