How great is the demand for new office space? I have read that there is a very high vacancy rate.
If 175 Park Ave. is built and 2 WTC, that would be two skyscrapers with mostly office space.
Would it be possible for 2WTC to have a completely different design, with the emphasis on living space? How high could 2WTC be built if it becomes a purely residential tower (400 meters)?
I am surprised that RXR Development has not yet found an anchor tenant, 175 Park Ave. has the best location in the city. I had a similar thought about 15 Penn Place - the best location next to Penn Station.
How much could it cost to relocate the current MSG to build a proper new Penn?
I’d say demand is “okay” for new office space at the moment, vacany rates are high at those properties that are not Class A office spaces/the new buildings. But because of this some developers are being wary of the overall commercial markets.
The people who saw and followed the ESB under construction at the time were also familiar with the canceled projects. Because at the end of the 1920s, the Larkin Tower and the Metropolitan Life North Tower were proposed. The Metropolitan Life Company issued over 70 million dollars in construction loans on one day in February 1929. Whereby the Civic Center was only an architect’s vision and not a real proposal.
350 Park Ave. in my opinion gets a height increase of possibly 300 feet with the purchase of air rights.
Tower Fifth and 45 East 45th Street are still up in the air in my opinion, but they would be potential supertalls.
418 11th Ave. this is a development where I have to say we’ll have to wait a few more months for the proposals to come out. But it also shows how quickly a skyscraper can be canceled.

How I would love to see a Megatall proposal in New York, or even a Megatall Complex.
